Snippets (Client)

Snippets permit the Abstractor to insert language that is standard across numerous Leases within a Building, Project, or Client into an abstract. Many times, an Organization will have a standard Lease form that is used as the starting point for Lease negotiations. When abstracting standard Leases, using Snippets allows the Abstractor to insert standard language into an abstract with a few clicks of the mouse.

Adding a Snippet

1. Select "Snippets" from the Navigation Tree, select the applicable Clause Type in Pane 1 and click “Add” in the Pane 2 Toolbar; a new window called “Snippet Admin” appears. Note: The Clause Type to which the Snippet relates determines when the Snippet appears as Leases are abstracted. For example, if the estoppel provision of a Lease is being abstracted, only Snippets with a Clause Type of “Estoppel” will be available for the Abstractor to select. Said differently, the Clause Type acts as a filter for the Snippets which may be added to the rAbstract.
2. Enter data into the following fields:
   1. Snippet Name: Enter a descriptive name for the Snippet that will allow users to differentiate this Snippet from others of the same Clause Type.
   2. Status: Status defaults to “Active”. If at a later date you no longer want this Snippet to be available to Abstractors, the Snippet may be edited by changing the status to “Inactive.”
   3. Type: Defaults to “General.”
   4. Project: For Snippets added at the Client Administration level, the default will be “All,” meaning that the Snippet will be available for all projects belonging to the Client.
   5. Building: For Snippets added at the Client Administration level, the default will be “All,” meaning that the Snippet will be available for all Buildings belonging to all Projects within the Client. Note: The Abstractor may add Snippets when abstracting Leases at the Building level. Snippets are visible within the Snippets screen at the Client Administration level, but belong only to the Building/Project for which they were originally created, however, a Client Administrator may edit the applicable Snippet record to make the Snippet available to other Buildings and/or Projects.
   6. In the text box, enter the standard language for the Snippet.
3. Click “Save” at the top of the “Snippet Admin” window.
