Recoveries are added to Pipeline deals via the drop-down menu in the Recovery field. The drop-down menu is populated with recoveries appearing at the Client Administration level under the tree item Market Items: Recovery Groups.
Steps necessary to add recovery records so that they are available through Pipeline:
- Add the Formulations that will be used to build the Recovery Pools at the Client Administration level under the tree item Financial Components: Formulations. The (Formulation) Type should be set to Recovery Pool.
- Add the Recovery Pools that will be used to build the recovery definitions at the Client Administration level under the tree item Financial Components: Recovery Pools.
- The Recovery Pools should be created via the use of Formulations added under step 1 above.
- Formulations with both fixed and variable components should be included twice, using the Percent (%) column to define the fixed percentage and the variable percentage (the two percentages should add up to 100%).
- The Gross Up (%) field should be filled out for the variable portion to define the gross-up percentage.
- Add the recovery definitions at the Client Administration level under the tree item Market Items: Recoveries.
- The Recovery Definition should reference one of the Recovery Pools added under step 2 above.
- In addition, both a Stop Type (Occup. Yr for base year recoveries and None for net recoveries) and Pro Rata Share Type (typically Natural to use the NRA of the building) should be added. If necessary (but unlikely), specify a Stop Amount, Add Cap if needed.
- Add the Recovery Groups at the Client Administration level under the tree item Market Items: Recovery Groups. A Recovery Group simply adds one or more Recovery Definitions together (the Named Recovery field is populated with the recoveries created under step 3 above).
Note: Even if there is only one Recovery, a Recovery Group needs to be created so that the recovery is available for selection via the drop-down menu for a Pipeline deal.
