Pipeline allows an organization to track and compare lease deals throughout the leasing cycle. As lease negotiations reach certain milestones, each deal can be reconciled against any corresponding suites within any open budget as a new or replacement deal.
As of Date - Date entered into Pipeline
Broker - Person negotiating the lease
Deal Name - Name of (prospective) tenant
Report Link - Link to Pipeline Detail Report. Click "Pipeline Detail" to view report in our report viewer. A report can be exported to PDF, Excel, Word, XML, CVS, MHTML and Tiff.
Type - Drop-down list of deal types: New, Renewal, Contraction, Expansion, Relocation, Expansion/Relocation, Extension, Renewal and Expansion, Renewal and Contraction, Early Termination
Status - Drop-down list of available deal statuses
Prob % - A percentage estimate of the likelihood that a deal will come to fruition.
Input Type - Simple, Detailed
Suite - Suite ID
Area - Suite square footage
Execution
Begin - Estimated lease commencement date
Term - Estimated lease term in months (this field will be calculated if a lease end date is entered below)
End - Lease end date (this field will be calculated if a term is entered above).
Rent $/SF
- If Input Type = Simple, enter an amount.
- If Input Type = Detailed, click "Detailed" to open pane 2 to enter Charge Code details when adding a charge other than Rent, TI and/or LC.
- Pane 2 Input Type = Detailed opens pane 3 for entering dates and amounts.
Increase - Client Admin Charge Increases
TI $/SF
- If Input Type = Simple, enter an amount ($/SF)
- If Input Type = Detailed, click "Detailed" to open pane 2 for adding the TI charge requiring further detail like Payout and Notes.
LC Amount - Using Input Type = Simple, enter an amount which will be treated as $/sq. ft. or % of rents based on LC Type below.
LC Type - % Total Rent, $/SF
Free - Enter number of free months, if any.
Free Type - Rent, Rent+CAM
Recovery - Client Admin Recovery Groups

Stop Amount - Enter stop amount, if any.
Base Year - Drop-down list of available Budgets

NER - Net Effective Rent
NER Comp %
Yr 1 Cap % - Function of deal NOI relative to deal area, term (within each year of analysis), proportionate share, building NRA and acquisition price.
Budget 1 - First comparison budget. Drop-down list of all budgets.
MLA/Detailed Assumption 1 - List of Building Admin Market Leases and assumptions from the selected Budget 1
Budget 2 - Second comparison budget. Drop-down list of all budgets.
MLA/Detailed Assumption 2 - List of Building Admin level Market Leases and assumptions from the selected Budget 2

Export
Export returns a lease economics extract of Pipeline data into Excel using a predefined format by clicking a button within the application. When clicking on the Pipeline Extract button, an Excel file is generated that meets predefined format/criteria.
- Click "Export;" the "Export Pipeline Details" window opens:
- Source - Building, Portfolio
- Available Portfolios > >> < << Selected Portfolios
- Available Buildings > >> < << Selected Buildings
- After assigning the parameters, click "Begin Export."
- The Status section will say, "Exporting of Pipeline Deals is in progress and will take time to generate. An email will be sent to: user-email@domain.com when the task is complete.
Pipeline Reports
In addition to the Quick Pick (using default parameters) sliding pane access to the Pipeline reports, the full-blown Reports section contains the Pipeline Reports where the parameters can be adjusted. To access this section, click the Reports link located on the top right section of the application.
Pipeline Detail
Presents detailed deal terms for pipeline deals vs. budgeted deals including calculations of net present value and net effective rent.
Pipeline Summary
Summarizes key deal terms one deal per row. Deals can be reported over buildings, brokers, portfolios, etc.
