Charge Increases are expedites for the Rent Roll tab, Market Leases and Template Leases. They tend to be used across many assets; normally created at the Budget level. Named Charge Increases allow for the modeling of assumed amount increases and assumed increase patterns. For instance, given a market with $.50/SF rental increases on the lease anniversary, a named Charge Increase can be created and referenced each time a lease with these terms is encountered.
Pane 1
Name - Unique title
Charge Code - All or assign to a specific Charge Code.
Status
- Active - Available wherever applicable
- Inactive - Disables applicability throughout the application; removes it from drop-down lists.
Input Type
- Simple - All detail is contained in the pane 1 row.
- Detailed - Opens pane 2 where month detail is added.
Interval
- Anniversary - Increase on the lease anniversary
- Calendar - Increase at the beginning of each year. Available when Input Type = Simple.
Amount - Value that corresponds with selected Amt Type.
Amt Type - $/SF/Mo., $/SF/Yr., % Increase/Yr.
Portfolio - The buildings that can use it.
- All Portfolios - Available to all buildings in the budget.
- Client Admin Portfolios - Filters the availability of the named item to only the buildings included in the assigned Portfolio.

Pane 2 when Input Type = Detailed
Month - Number of month from the start of the lease term.
Amount - Value that corresponds with selected Amount Type.
Amount Type - $/SF/Mo., $/SF/Yr., % Increase/Yr.
Edit
Alert: Careful attention is required when editing named items as the changes will affect all using the named item(s). Edits to named items (Financial Components and Market Items with the exception of Template Leases) flow through to other Financial Components and Market Items and update all tenants that are assigned these named items on the Rent Roll tab.
Delete
Note: In use named items (Market Items and Financial Components) cannot be deleted. In order to delete a named item, it must not be assigned to any other named items, budgeting tabs, and/or tenants on the Rent Roll tab.
Using
Charge Increases are used as expedites in the Rent Roll tab, as well as, Market Leases and Template Leases. All available are listed in the Charge Increase list and are only available to a Charge Code using Input Type = Simple.
- Click Charges(#); pane 2 appears.
- If adding a new charge, click "Add" on the pane 2 toolbar or right-click and select "Add Charge" from the menu; a new row appears.
- If adding a Charge Increase to an already existing charge, select the Charge in pane 2 and click "Edit" on the pane 2 toolbar or right-click select "Edit Charge Grid" from the menu.
- Select the Charge Code.
- Enter applicable detail including a Charge Increase.
- Click "Save" on the pane 2 toolbar or right-click select "Save Charge" from the menu.
View Monthly Amounts
On the Rent Roll tab, right-click the Charge in pane 2 and select "View Monthly Amounts" from the drop-down menu; a pop-up window appears containing all monthly amounts during the lease period.
