Charges are expedites for the Rent Roll tab, Market Leases and Template Leases. They tend to be more building-centric (created at the Building level) compared to other Market Items, which are typically shared across many assets (Budget level).
Charges that are not recoveries are calculated by starting with the respective initial amount (by date) and then bumping by any Charge Increases that are defined. Recovery named charge detail rates bump according to the detailed named rate schedule.Named Charges allow for the modeling of new / renewal charge profiles. For instance, a market where new/renewal deals are delivering $25.00/SF and $20/SF, respectively, a named charge can be modeled and referenced each time a lease with these deal terms is encountered.
Columns
Name - Unique title
Charge Code
- All - All Charge Codes can use the named Charge
- Charge Codes of Type = Abatement, CPI, Misc., Other, Recovery, Rent, & Percent Rent
- Assign to a specific Charge Code
Status
- Active - Available wherever applicable
- Inactive - Disables applicability throughout the application; removes it from drop-down lists.
Input Type
- Simple - All detail is contained in the pane 1 row. The only Input Type option at the Client level.
- Detailed - Opens pane 2 where yearly values are entered. Starting point value; e.g. If in a 2015 budget and entering a Rent Roll Charge for a tenant whose lease begins in 2016, Year 2 value will be applied. Use Charge Increases for normal rent bumps.
New - New Amount - Value that corresponds with assigned Amt Type. Only applicable when Input Type = Simple.
Ren - Renewal Amount - Value that corresponds with assigned Amt Type. Only applicable when Input Type = Simple. If null upon Save, New value is automatically entered.

Inflation - Drop-down list of all available Inflation expedites. Inflates the New and Ren values beginning from the start of the budget term, not the start of the lease term.
Portfolio - The buildings that can use it.
- All Portfolios - Available to all buildings in the budget.
- Client Admin Portfolios - Filters the availability of the named item to only the buildings included in the assigned Portfolio.

Edit
Alert: Careful attention is required when editing named items as the changes will affect all using the named item(s). Edits to named items (Financial Components and Market Items with the exception of Template Leases) flow through to other Financial Components and Market Items and update all tenants that are assigned these named items on the Rent Roll tab.
Delete
Note: In use named items (Market Items and Financial Components) cannot be deleted. In order to delete a named item, it must not be assigned to any other named items, budgeting tabs, and/or tenants on the Rent Roll tab.
Using
Charges are expedites for the Rent Roll tab, as well as, Market Leases and Template Leases. All available are listed in the Input Type column drop-down list.
- Click "Charges(#);" pane 2 appears.
- Click "Add" on the pane 2 toolbar or right-click select "Add Charge" from the menu. A new row appears.
- After selecting the Charge Code that applies, click in the Input Type field and choose from the drop-down list of available Budget & Building level Charges.
- Choose and enter applicable detail and "Save" on the pane 2 toolbar or right-click select "Save Charge" from the menu.
View Monthly Amounts
On the Rent Roll tab, right-click the pane 2 charge and select "View Monthly Amounts" from the drop-down menu; a pop-up window opens containing all monthly amounts during the lease period.
