Note: Unlike financial reports, leasing reports are not custom built by a Client Administrator. Rather, they come default/canned with the application.
Expiration Report
Summarizes tenant by tenant expirations on a monthly or annual basis (via the Version = Detailed parameter), or on a building basis (via the Version = Summary parameter), by leased area and rentable area.
- Expiration Type - All Expirations (default); Only Last Modeled - Lists the last entered space assumption in a given suite. If a Suite has two spaces, one that expires mid-month, but is followed with another assumption, then it would not show the mid-month expiration and instead display the expiration in the month/year in which the renewal expired.
- Expiration Date - Expiration Date + 1 (default). If a space expires on the last day of the month, the expiration will appear in the next month's column. + 1 ties with Leasing Activity Report. Expiration Date - If a space expires on the last day of the month, the expiration will appear in that month's column.
Leasing Activity
Summarizes leasing activity by square feet, expirations, new or renewal leasing (if any), contractual or speculative, rent, free months, tenant capital, and leased area retention %.

Market Lease Detail
A Market Lease rent roll. It includes the term, renewal probability, downtime, and all associated charges and recoveries, in addition to, attached suites.
Occupancy Report
Presents property occupancy by tenant, on a monthly basis, including average for the budget period selected. Parameters allow for different treatment of MTM/Holdover spaces, as well as a Calculation parameter of Monthly End or Monthly Average report.

Occupancy Variance
Uses a source and a comparison budget to show building totals in occupancy percentage totals by month from one budget to the next. Typically used for variable expenses.
Occupancy Variance - Detail
Same as above, except it shows further detail of the leased square footage on a suite by suite basis and a building total at the bottom.
Recovery Detail
Contains the yearly detailed pool breakout of tenant's recovery definitions; the last calculated data versus estimates of what it would be at the present time. Used to audit calculated pro rata, caps, pool amounts versus the current data; can be done on a tenant by tenant basis using the Tenants - Selected Tenants parameter.
The report calculates the entire term of the budget versus the term as of the report date. This is important because caps can vary based off of the previous year’s calc, etc. versus kicking off the report/calc as of a report date. The report calculates the entire term and then filters out the data that is necessary; i.e. on 3 yr budget if you ask for Year 2’s recovery detail, it will calc the entire stream and then filter out Years 1 and 3.
Recovery Pools
Similar to the Recovery Detail report without tenant details. The Recovery Pool report adheres to the Recovery Detail report format for symmetry, etc. When it is run as a Quick pick report for a building, only the In-Use pools will show up. If run through the reports admin section, all pools that a building can participate in will show up in the dual list box for selection. However, if you run it as Building or Portfolio default then only In-Use pools will show up.

Recovery True-Up Audit
True-up amounts, estimates, and amounts with actuals annualized or overlaid. The amounts today, what a tenant is currently paying, and the net.
Rent Roll
A report version of the Rent Roll grid including tenant space information and charge details, rents, pass-through revenue, TI & LC. Parameters include Version = Detailed or Summary; Sort by Suite or Tenant; and the user may select to View or Suppress the Notes parameter.
Rent Roll w/Recoveries
Rent Roll plus recovery definition information (estimates and breakouts) on a suite or tenant basis.
Tenant Capital
All capital items on a tenant basis. Reports can be generated on a lease status basis using the Lease Status parameter (default is All).
Tenant Detail
The Tenant Capital report plus all charge detail.
Tenant Income
The Tenant Detail report minus the capital.
Unit Detail Report
Suite by suite: Rentable area, Type, Leased area, Rent PSF, Rec PSF, Occupancy %, & Totals
Vacancy Report
Summarizes monthly vacancy during current budget period on a Detailed (space by space) or Summary level (by building) Version. Report can be ran for the Calculation of a Monthly Avg or Monthly End vacancy.
