Assumptive Reports include details of the following Budget and Building level Financial Components and Market Items.
Abatements
Abatements are charge & recovery expedites for the Rent Roll Tab, as well as the other Market Items, Market Leases & Template Leases.
Area Measures
Area Measures are primarily used as pro-rata share denominators with the ability of adding additional static or dynamic square footages and for purposes of generating a named rate or an expense as a function of an Area Measure. Create and define Area Measures that are used within the Budgeting Tabs, in addition to, recovery denominators.
Charge Increases
Charge Increases are expedites for the Rent Roll Tab, Market Leases and Template Leases. They tend to be used across many assets; normally created at the Budget level.
Charges
Charges are expedites for the Rent Roll Tab, Market Leases and Template Leases. They tend to be more building-centric (created at the Building level) compared to other Market Items, which are typically shared across many assets (Budget level).
Distributions
Distributions require the building blocks of Allocation Portfolios, Allocation Formulations, and dependent buildings. Administering a Distribution requires the creation of a Portfolio of Type = Allocation at the Client level and a Formulation of Type = Allocation at the Building level. A parent level building (financial entity) is identified and then expenses are distributed in the form of percentage amounts down to secondary buildings.
Formulations
Formulations are ranges of accounts that are used as primary building blocks for custom Recovery Pools, expense Distributions, Roll-Ups, and Reports. Formulations are recursive, meaning they can be a function of each other, as well as, account ranges.
Inflation
Inflation(s) are expedites for the Budgeting Tabs, Budget|General page, and other Market Items: Charges, Tenant Capital, Market Leases, and Template Leases.
Management Fee
Management Fee(s) is a Budget level created expedite that is applied/assigned on the Building|General.
Market Leases
Market Leases are expedites for the Rent Roll Tab and can also be applied to Suites & Floors. Typically, they are building-centric (created at the Building level).
Named Rates
Named Rates are defined rates that can be scoped to individual accounts for easy input and maintenance on the Budgeting Tabs. They are dollar per square foot rates that can be shared across assets, often used for budgeting consumable items. They are variable market rates that can be defined at all levels and scoped by account and Portfolio.
Payouts
Payouts are expedites used for capital items in the Rent Roll Tab and other Market Items: Tenant Capital, Market Leases and Template Leases. The application default is Cashed Out.
Recoveries
Recoveries are used as Input Type expedites in pane 2 of the Rent Roll Tab grid, in addition to, Market Leases and Template Leases. They are global, typically used for speculation on Market Lease scenarios to identify the Recovery Pool, stop amount (if any), and admin. fees %.
Recovery Pools
Recovery Pools are groupings of a building's expenses that are assigned to tenants in the Rent Roll grid (i.e. billed back by pro-rata share of the building). Examples are CAM, insurance and taxes. They are generally scoped across many assets at the Budget level, not at the Building level.
Suite Groups
Suite Groups are detailed definitions of Suites used to create custom Area Measures (pane 2 Input Type and Selection) which can be used to create Occupancy Metrics and Calculation Metrics.
Template Leases
Template Leases, similar to Market Leases, are used as expedites for the Rent Roll Tab. When attached, the new space is set to Detailed (vs. Market Lease) which allows for subsequent editing of charges, capital, recoveries, etc.
Tenant Capital
Tenant Capital are expedites for the Rent Roll Tab, Market Leases, and Template Leases. Containing both tenant improvements and leasing commissions, they are typically static rates with the default payout, Cashed Out.
