Area Measures

Area Measures are primarily used as pro-rata share denominators with the ability of adding additional static or dynamic square footages and for purposes of generating a named rate or an expense as a function of an Area Measure.

Create and define Area Measures that are used within the Budgeting Tabs, in addition to, recovery denominators.

System Defined

Alert: System Defined Area Measures are application defaults and cannot be edited or deleted.

• Net Rentable Area is the total building area assigned on the Building Admin General page.
• Occupied Area - Leased is the average occupied area per month (all leases/net rentable area).
• Occupied Area - Rentable is the average occupied area per month; all leases using physical area vs. leased area/net rentable area.
• Vacant Area is the average vacant area per month.

Area Measure columns and fields

Name - Unique name/title

Status

• Active - Available throughout the application where applicable
• Inactive - Disables applicability throughout the application; removes it from drop-down lists

Input Type

• Static Amount - Enter value in Static Area column. When Input Type = Static Area, only the Static Area field is available for editing and that field is NULL and immutable when using all other Input Types.
• Detailed Amount - Gives the ability to change the dates and values in pane 2. Click "Add" on the pane 2 toolbar; a new row appears upon each click.
  • Begin Date - Manually enter date or use calendar icon
  • Area Amount - Square footage value
• Definition - Upon Save, the detail links appear:
  • Lease Statuses - All available system default (customizable). Selecting none means all (Lease Statuses) will be used.
  • Lease Types - All available system default (customizable). Selecting none means all (Lease Types) will be used.
  • Suite Groups - Selecting none means all (Suite Groups) will be used. Suite Groups using Input Type = Selected Suites, are only available in Building level Area Measures.
  • Add Cap & Add Floor - Not available when Input Type = Static Amount and are only applicable at the Building level since they are building specific in nature.
    • Input Type
      • Static Amt - Enter value in Amount column
      • Detailed - Upon Save, the Constraint Detail appears.
    • Amount - Applicable square footage value when Input Type = Static Amount
    • If Input Type = Detailed, click Add on the Constraint Detail toolbar. Enter a Date and Amount.
• % of Areas - Cap & Floor are applicable when Input Type = % of Areas. Assign percentage values in pane 2:

Static Area - An applicable square footage value when Input Type = Static Amount.

Occupancy Type - Only editable when Input Type = Definition.

• Occupied Leased-Begin (default)
• Occupied Lease-Exec
• Occupied Rentable-Begin
• Occupied Rentable-Exec
• Suite Area - Used to track suite area without regard to occupancy (maximum potential area). As such, it cannot include selections for Lease Statuses or Lease Types. It’s primary use is for denominators. When Occupancy Type = Suite Area, only Suite Groups is applicable and editable.
• Vacant - When Occupancy Type = Vacant, only Suite Groups is applicable and editable.

Portfolio - The buildings that can use it.

• All Portfolios - Available to all buildings in the budget
• Client Admin Portfolios - Filters the availability of the named item to only the buildings included in the assigned Portfolio.

Cap & Floor Logic

Edit

Alert: Careful attention is required when editing named items as the changes will affect all using the named item(s). Edits to named items (Financial Components and Market Items with the exception of Template Leases) flow through to other Financial Components and Market Items and update all tenants that are assigned these named items in the Rent Roll.

Delete

Note: In use named items (Market Items and Financial Components) cannot be deleted. In order to delete a named item, it must not be assigned to any other named items, budgeting tabs, and/or tenants in the Rent Roll.
